The Brownstones on Moss were designed and built to be fully customized to fit within your needs and wants. While the exterior of the building is already designed, the interior is a blank canvas, just waiting for your personal touches. Each model is capable of giving you exactly what you want, without sacrificing your style. Every floor plan allows for customization of room layout, cabinetry, lighting, finishes, and amenities, meaning the final product will be everything you want.

Features

Every unit of the Brownstones on Moss features sweeping, ten-foot ceilings across the main floor, with beautiful transom windows above each door, and large exterior windows to emphasize the natural light. The lower level features a full nine-foot ceiling, rough-ins for a bathroom if you choose to finish the space, and egress windows creating the possibility of a 3rd bedroom. Each Brownstone is perfectly sized between 1,639 and 1,689 square feet, split between two levels, with additional space in the basement which can be finished as well, giving you plenty of space throughout your home.

Every unit is built with a customized statement staircase, leading up to the second floor bedrooms. Once upstairs, each bedroom features walk-in closets with private bath, including a walk-in tiled statement shower in the master suite, as well as dual vanities.

Modern Construction

Keep your neighbors close, but not too close

Each unit of the Brownstones have their own custom exterior consisting of brick and stone, designed with the history and grandeur of Moss Avenue in mind. But even an historical exterior can be built with the latest architectural specs. The entire exterior is framed with 2×6 construction studs.

Between each unit, on all adjoining walls, we used a fire barrier wall, filled with high density insulation. Together these offer increased protection, and also increased sound-deadening. Your neighbors may be close, but your home will be your private haven for you to enjoy.

Community Blueprint

Construction has only recently begun, but the vision is fully realized for the entire project. Because of the unique site location on Peoria’s grand bluff, each bank of units receives their own unique features.

Units 1-4 feature quaint views of historic Moss Avenue, with a concrete patio off of the main level to help soak it all in.

Units 5-9, which are situated along the bluff, feature sweeping views of downtown and the river vally, walk-out basements, and raised decks on both the main and lower levels.

Every unit features two paved parking spaces, which are nestled between the buildings and also house the discrete, centrally located trash collection and mailboxes.

Each unit is responsible for minimal HOA fees, which will help cover exterior and ground maintenance as well as insurance for the common areas. Listed prices for each unit include certain allowances for custom finishes and appliances.
